Why is planning ahead so important?
We believe that shorefront planning is, by far, the most important component of considering projects on your waterfront property. Each and every "impact" today, will affect your rights and use later, and perhaps forever. For example, re-paving the driveway, adding a small addition, or cutting trees today, must be weighed against future plans such as re-construction, etc.. It may not make sense to complete a small project today that will greatly affect your future plans. A comprehensive review of your individual site is important for maximizing long-term goals, shorter term desires, and maximum asset value.
Because the "new" CSPA includes both impervious surface limits and "undisturbed" or "unaltered" area limitations, a formal plan of all property within 250 ft of the water is the first step towards understanding your property. Once sketched, this plan is then used to prepare a comprehensive evaluation of the site particulars and possibilities.
This comprehensive approach to planning is a key ingredient to maximize your shorefront potential. If the planning is done properly, a permit application for work in the Shoreland Zone should be relatively easy to complete.
Why is coordinated permitting so important?
In the past, many projects were not presented to NH DES in an organized manner. Different consultants, contractors, engineers, etc. all submitted their respective plans and permit applications without communicating with each other. This resulted in many confusing situations and could result in a hap-hazard or piecemeal review of the "project".
Our goal is to act as "quarterback" for all your shoreland planning needs. We can provide our team of experts, or work with yours, to coordinate the planning and permitting requirements. We can coordinate services with our team or your architect, landscaper, builder, septic designer, etc. to provide one point of contact and seamless integration of the entire permit process. This is especially imported when completing re-construction or re-development projects. This planning component becomes important even when considering a limited amount of work, such as a beach or dock permit application, which may affect future planning and permits.
What is the next step?
Most, if not all, sites will require a formal survey plan to move forward. This is not always necessary depending on the project at-hand. However, considering the above, it will most likely be a good idea to have a surveyor complete a plan of the waterfront within 250 ft of the reference line so that proper planning and possibilities can be discussed.
